Good news is heard: The buildings should be inspected for safety reasons, such and such legislation should be implemented, welfare and so on. But does this serve ETEK more than the citizen? We live in an earthquake-prone area and the citizens should be more concerned about the safety of the buildings than the engineers, observes the president of ETEK, Konstantinos Constantis.

The same applies to the electrification of each building, after the issuance of a certificate of completion of the works. Given the economic crisis we are going through, he believes that the preparation of a study by qualified people on the subject of energy consumption, for example, will bring savings to the citizen by increasing energy efficiency. The president of ETEK considers that any expenditure in matters of durability of buildings, security, heating, is not a deterrent. It will be done once and can be repaid in a relatively short period of time, bringing a positive impact to the owner for many years.

He states that the cost of owning a home has more than doubled in the last twenty years so the better the better. the quality of the constructions, as a whole, the less the cost will be for the owner, which is why the cooperation should be done with people who have the qualifications. For these and other issues, Mr. Konstantis answers in the following interview:

-The issue of the statutory regulation of periodic inspection of buildings is raised from time to time by ETEK, but if a citizen were here he would tell you that “you found a way to make money”. How do you answer? 

  – Let's start from the fact that we live in an earthquake-prone country and that a large part of the building stock in Cyprus has been designed without or with less demanding anti-seismic provisions or has been erected during periods of time when inappropriate materials were used.  At the same time, the lack of a systematic building maintenance culture in our country has intensified the existing problems in these buildings.  Unfortunately, we have all witnessed the tragic consequences of not taking preventive measures to protect buildings from earthquakes, disasters but and from the passage of time. Carrying out periodic inspections of the buildings will contribute to taking the necessary measures for the safety of the buildings and therefore to the protection of the occupants and passers-by. I believe that the legislative regulation of the regular inspection of buildings is the only way forward for our country. Furthermore, the implementation of the proposed regulation and the prevention of serious problems in buildings will have unquestionable beneficial and multiplying benefits for the citizen, since any dangerous issues will be identified and dealt with in a timely manner and in a time that will not make the cost of their restoration prohibitive.
