Green light from the environmental authority for the construction and operation of residential development with the name consisting of five apartment buildings of 65 apartments owned by the company Green Park Residences within the Municipality of Strovolos.

The proposed development, called “The Courtyard”, concerns the construction of five six-storey apartment buildings (ground floor and five floors), with 65 apartments of various types, a single-level underground parking and a landscaped outdoor space on the ground floor, where cars will be prohibited. The development plot is located within the administrative boundaries of the Municipality of Strovolos, in the province of Nicosia and is the first project of the company Green Park Residences.

The Project Owner has already received an Urban Division Permit number LEV / 01319/2019, according to which parts of the development will be allocated as public roads (2,632 sqm), public green spaces (1,755 sqm) and space for social / community equipment ( 234sqm), the use of which will be determined by the Local Authority (Figure 1). 7 public parking spaces will also be provided. The total area of the plot is 14,335 sqm, but after the concessions the net area of the plot will amount to 9,176 sqm, of which 2,477 sqm will be covered by the buildings, with a coverage rate of 27%. According to the architectural plans, in the proposed development will be created a single underground parking space of a level of 5,200 sq.m., which will have 140 parking spaces. On the ground floor there will be another 9 parking spaces for visitors, of which 5 for the disabled (one for each building). The total area of the covered areas of the Project will amount to 10,016 sq.m.

Outdoor space half the area

One of the important elements of the proposed Project is the creation of an outdoor space that corresponds to 46% of the net area of development and around which the five buildings are developed around the perimeter. The specific area will have a kiosk for physical exercise, corridors for walking and sports, fountain, benches, sanctuary, while it will be landscaped using shrubs and ornamental plants suitable for the climatic conditions of Cyprus.

The project is planned to be completed in 2 years and has an estimated cost of about 15 million euros. Initially, the basement will be constructed, while then the construction works for the five apartment buildings will begin at the same time. Then, the road network will be formed and the landscaping will be completed.

Regarding the obligation to identify the closest to the project sensitive recipients, the following are mentioned: at a distance of 600 m east of the project is the western boundary of the Athalassa National Forest Park (the A1 Motorway is inserted), northeast of the 2.2 km of the National Forest Park Akadimias and west northeast at 2.2 km the Linear Park of Pediaio. Development is very close to social infrastructure facilities (eg education, care, sports, etc.).
