Incentives for its revitalization within the walls of Nicosia

Βασός Βασιλείου

It is a matter of time before the announcement of mainly urban and financial incentives in order to support it mainly within the city walls of Nicosia, an action which in turn hopes to bring the required revitalization to the wider area of the capital.

The historic center of the city is expected to change when the image of the existing abandonment changes, with the maintenance and restoration of buildings, many of which, for various reasons, were left to the mercy of time. The incentives with the support of the Ministry of Interior are expected to be covered by the owners of such buildings, who will be supported so that they can maintain their buildings either for private housing or for professional development purposes.

The hearths are the one pillar on which the descent, not only of students, in the old city for accommodation purposes will be based. The accommodation of students will require the operation of businesses, which will support not only accommodation but also catering, entertainment and services related to their education. Along with the students, mainly of the School of Architecture, professors, researchers and others related to architecture are expected to come to the city, bringing new air to the city. Among the buildings that could be used, mainly for homes, are 25 buildings of the Archdiocese, which is expected to use the incentives, which translate into cash, which is necessary for the maintenance that will be done and which will bring and receipts to the Church.

The buildings of the Archdiocese have already been evaluated and could be converted into homes or given other similar uses. The Archdiocese can also conclude a loan for the maintenance of the buildings, having in hand the certain rent that the state will pay to it from the use of the Faneromeni building. As “F” is informed, in the past the Archbishop had asked for rent of € 200,000 per year, but due to the cost of renovation of the building (approximately € 6 million) the claims seem to have decreased.

The Municipality of Nicosia also has buildings that could be used, while according to information, in the past there were even thoughts of buying buildings that could be designed to be used.

The Municipality had proposed to the University of Cyprus to rent municipal buildings that could accommodate the “Research Unit for Medieval Arts and Rituals” and the two sides would reach an agreement if the proposed buildings had a larger area and were more functional. The University of Cyprus did not rule out the possibility of moving the Unit to the old town, if the appropriate buildings are found at reasonable prices.

STATE INVOLVEMENT BENEFITS K. GIORKATZIS

The mayor of Nicosia, Konstantinos Giorkatzis, was in favor of the state's involvement in funding for the repair and repair of abandoned buildings, which he believes will achieve the following:

Τηση The location of student dormitories in the old town.

. The preservation of our architectural heritage by repairing abandoned listed buildings.

► Its revitalization within the city walls and the creation of investment and business opportunities.

Approximately 300 sq / m houses are available for utilization

There is a large stock in Turkish Cypriot houses, whose number is about 300 and their static condition has been examined in rough lines, in case it is decided to use them. Some of these buildings are worthwhile and if they are not adequately supported or if they are not renovated, it is considered certain that they will collapse and in this sense it is in the interest of the owners to maintain them. In the past, the possibility of including their maintenance in specific funding programs of the European Union has been considered.

ETEK had suggested that the Turkish Cypriot buildings be mapped and that EU funding be requested in order for them to be repaired and used. Of course, the rationale is that, in case the Cyprus issue is resolved, the houses will be returned to their rightful owners. According to the report, the aid could be provided either through the Green Line Regulation or with other funds, especially for Turkish Cypriots, which is a unique case in Europe.

Improving the image of the buildings will also improve the image of the whole area, which in itself is considered to act as a barricade for other citizens who will feel that they will no longer live in abandoned and degraded areas. The change in the ghetto image, in turn, is expected to lead to an increase in rents, which in turn will motivate other landlords to renovate their buildings. At the same time, tightening controls on the suitability of buildings in which people will live will lead to the removal of residents who rent unsuitable rooms and buildings “head to head”.

In the meantime, the Faneromeni building, which was rented by the Government on behalf of the University of Cyprus, in order for the School of Architecture to operate there, is expected to be delivered in about three years, since its anti-seismic shielding works must be carried out. The operation of the School of Architecture is considered to contribute greatly to its revitalization within the city walls of Nicosia.
