The division of a large plot into eight parts is promoted by the Holy Monastery of Kykkos in the Municipality of Engomi, with a plan to create a new urban center with workplaces, residences and recreation areas. This is a piece of land of 331,450 sq.m. which has access from Georgiou Griva Digeni Avenue, Agios Prokopios Avenue, Makedonias Avenue and Nikou Kranidioti and Avraamidi Streets. Based on the estimate of the Land Registry, the value of the land at prices in 2018 was € 168.8 million, while in 2013 it exceeded € 216 million.

According to the provisions of the Nicosia Local Plan, integrated development with mixed uses such as residential, commercial, office and hotel is allowed. The implementation of the spatial plan is expected to be done separately, but also gradually by various organizations / investors based on design, construction, financing and operation. That is, each interested investor will be responsible for the design and construction of his own individual development.

The proposals for land uses were made taking into account the existing land use commitments of the plot where the Engomi Health Center is located. To date, there are estimates only for the creation of a 288-room five-star hotel unit that will be part of the completed project.

The aim is to create a new urban center that combines workplaces, residences and recreation areas, including commercial uses and restaurants, with an emphasis on achieving environmentally friendly development.

The proposed spatial planning of the Kykkos Diocese characterizes the development as a green city – a mixed-use district that will be characterized by a high quality environment. Although there will be easy access to the area by car, pedestrian traffic will be given priority.

In addition to the Health Center which consists of an electrical substation and the hospital unit, within the plot there are four ancillary spaces, which concern a shop – nursery, a wine warehouse and a fertilizer warehouse. Part of the plot is used for parking purposes. Apart from the Health Center, the other accommodations and buildings will be demolished.

If a building permit is granted, the duration of the separation works is estimated to be approximately three months.

Also, in the whole spatial plan it seems that there will be a significant number of trees to be cut from the individual developments that will be implemented in the future. It is estimated that 430 citrus fruits, 198 pistachios, 650 olives, ornamental and other types of plants are found in the area.
