Troy, the theater city of the mythical Trojan War, part of which is described in Homer's Iliad, comes to the community of Pyla in the province of Larnaca through the construction and operation of the resort complex (resort & amp; spa), called Troy Residence, property by Syniga Properties Ltd.
Next Tuesday, the Environmental Authority is examining the Environmental Impact Assessment Study (MEEP) for an investment of € 200 million that will be erected on a coastal area of 32,826 sq.m., where the Beau Rivage hotel was located until last year. for development needs. The elaboration of MEEP was carried out by & nbsp; the company P. Nikolaidis & amp; Partners Ltd. and is considered necessary for the licensing of the construction of the project, in order to determine the degree of impact of environmental parameters from its construction and operation, as well as to find the necessary measures to eliminate the negative effects that may to bring about the work.
The purpose of the project is to cover part of the residential and tourist needs of the wider area of Larnaca province. At the same time, it is expected that its operation will create new jobs and further strengthen the tourist area by strengthening its socio-economic character.
The proposed project will include building complexes of three different types and concern a tourist village, hotel, apartment building and residential village with commercial services. & nbsp;

Α Type A Building Complex: The Type A building complex will include 10 buildings, 15.5 m high each. Each building will have 4 floors and a ground floor space. The ground floor of each building will include covered parking, EAC room and staircase. Covered parking will include 10 parking spaces for tenants. In total, the parking spaces in the covered areas of the type A complex will be 100 spaces.
Β Type B Building Complex: The Type B building complex will include 2 buildings, 18.7 m high each. Each building will have 5 floors and a ground floor space. The ground floor of each building will include an EAC room, a staircase and an outdoor parking space. The outdoor parking will include 23 parking spaces for the tenants of which two spaces will be for the disabled. Also, the parking lot will include 2 parking spaces for guests. In total, the parking spaces of the type B complex will be 50. Photovoltaic panels and solar water heaters will be installed on the roof of each type B building. & Nbsp;
C Type C Building Complex: The Type C building complex will include 2 buildings which will be connected by a main entrance corridor to the development site (green space and type A and type B building complexes). The building west of the main entrance will be 3 floors, 13.4 m high and will include 3 separate shops. The building east of the main entrance will be 2 floors, 13.4 m high and will include two separate shops. The two buildings will be connected by an open basement. The height of the basement will be 2.9 m. The basement will be used as a parking space and will include 30 parking spaces. The EAC room will also be installed in the parking lot. Photovoltaic panels and solar water heaters will be installed on the roof of the western building. The total coverage area of the ground floor of the type C complex will be 870.9 m2
. Outdoor development space: The outdoor development space will include additional parking spaces with 147 parking spaces. Also, the outdoor area will include a swimming pool and a green area. The area of the swimming pool will be 1,425 m2. The north eastern part of the swimming pool will form a fountain whose water will be deposited in an underground fountain. The basement will be about 5 m deep from the surface of the swimming pool. Around the fountain, a green space will be created in the basement and a building infrastructure will be constructed that will have the following spaces: • Engine room • Office • Storage • Swimming pool • Gym • Hairdresser • Spa • Locker rooms The total basement area will be covered. is 1,612.8m2. The area of the green space is 2,803 m2. Also, the road area is 4,798 m2.
Impact of shading
Shading study, by the architects of the project “C + Studio, architecture & amp; design », was carried out in the plot where the development is proposed, and which is partly in a residential area, borders on the southwest and north side with houses, on the west side with a main avenue and on the east side with an empty agricultural plot. The conclusions of the study note that the existing buildings are affected only for certain hours of the day while the rest of the hours the shading subsides.
